This project was undertaken whilst at Johns Associates Ltd.

Johns Associates (JA) were commissioned to provide landscape inputs to support a planning application for a change of use from a former commercial watercress farm to a glamping facility. The scope of the project included extensive groundworks using inert soil materials to create a landscaped bund with new native planting, and a permeable access track and visitor parking area.

Existing watercress beds to the north of the site are to be retained.

An important consideration was to address noise and visual mitigation from the A27 to the south of the site and deliver a fully integrated design that was supportive of the host landscape character.

Our role was to undertake a Landscape Visual Impact Assessment (LVIA) and develop a Landscape Masterplan with sections to accommodate the proposed glamping site including the provision of up to 6no glamping pods.

JA led the ‘visioning’ on this sensitive site, including a cut and fill exercise and coordinating the landscape strategy with the wider project team comprising planning, ecology, hydrology, and arboriculture.

The application received a positive response from the LPA (Chichester District Council) and planning approval was received in June 2025. The project is currently under construction.
